    New Home Sales Assistant

    A Cheldan Homes New Home Sales Assistant primarily supports the sales team of a new home development by assisting prospective buyers with the home buying process, providing information about available homes, scheduling tours, managing administrative tasks, and ensuring a positive customer experience throughout the sales cycle, often working directly in a model home setting. 

    Key Responsibilities:

    Customer Interaction:

    • Greet and qualify potential buyers visiting the model home. 
    • Conduct property tours, highlighting key features and benefits of each home. 
    • Answer questions about floor plans, community amenities, pricing, and financing options. 
    • Schedule appointments for sales consultations with the primary sales team. 

    Sales Support:

    • Maintain accurate information about available homes, including pricing and inventory updates. 
    • Generate and manage sales leads, following up with potential buyers through phone calls and emails. 
    • Prepare sales materials and presentations for potential buyers. 
    • Assist with contract preparation and processing. 

    Administrative Tasks:

    • Maintain cleanliness and presentation of the model home. 
    • Update sales CRM with customer information and interaction details. 
    • Coordinate with the construction team to ensure timely completion of homes.

    New Home Sales Consultant

    A Cheldan New Home Sales Consultant is responsible for overseeing sales within a new home development, driving sales, developing sales strategies, training sales assistants, monitoring market trends, and ensuring the consistent achievement of sales targets within the community, all while maintaining a positive customer experience throughout the home buying process. 

    Key Responsibilities:

    Community Management:

    • Ensure model home, inventory homes, and construction sites are well kept and free of hazardous debris.
    • Ensure signage is engaging, upright, and current.
    • Ensure take-one boxes are regularly checked and filled as needed.

    Sales Team Management:

    • Recruit, hire, and train New Home Sales Assistant
    • Achieve individual and team sales goals and quotas. 
    • Coach and mentor sales assistant to improve performance. 
    • Monitor sales activity and pipeline to identify areas for improvement. 

    Sales Strategy Development:

    • Analyze market trends and competitor activity to develop effective sales strategies. 
    • Create and implement marketing plans to generate leads and traffic to the sales center. 
    • Develop, monitor and adjust sales and pricing strategies based on market conditions and community features as needed to optimize
      results. 

    Customer Engagement:

    • Lead the sales process by providing exceptional customer service to potential buyers. 
    • Conduct site tours, present community features, and answer customer questions about available homes. 
    • Build relationships with realtors and other referral partners. 
    • Negotiate contracts and close deals with customers. 

    Sales Reporting and Analysis:

    • Track key sales metrics, including sales volume, conversion rates, and average sales price. 
    • Prepare sales reports as needed for senior management, identifying trends and insights. 
    • Analyze sales data to identify areas of improvement and make necessary adjustments. 

    Required Skills and Qualifications:

    • Proven experience in real estate sales, preferably in new home sales.
    • Strong leadership and team management skills
    • Excellent communication and interpersonal skills to build rapport with customers
    • Strong sales acumen and ability to close deals
    • Knowledge of local market conditions and real estate regulations

    Building Superintendent

    A Cheldan Homes Building Superintendent is responsible for overseeing all on-site construction activities during the building of a new home, ensuring the project is completed on time, within budget, and to the required quality standards by coordinating subcontractors, performing quality control checks, managing safety protocols, and resolving any issues that arise on the construction site, all while adhering to project plans and local building codes. 

    Key Responsibilities:

    Project Management:

    • Monitor project progress against the schedule and identify potential delays. 
    • Manage and coordinate the work of various subcontractors, ensuring they meet deadlines and quality standards. 
    • Regularly review blueprints and construction documents to ensure compliance. 

    Quality Control:

    • Conduct thorough inspections of all construction phases to identify defects and ensure quality workmanship. 
    • Address any quality issues promptly with subcontractors. 
    • Implement quality control procedures to maintain consistency throughout the project. 

    Safety Oversight:

    • Enforce all safety regulations on the construction site, including proper PPE usage and hazard identification. 
    • Conduct safety meetings with subcontractors and crew members. 
    • Investigate and report any safety incidents. 

    Site Management:

    • Manage the flow of materials and equipment on the construction site. 
    • Coordinate with inspectors from local building departments to ensure compliance with codes. 
    • Resolve any conflicts or issues that arise between subcontractors. 
    • Ensure construction sites are well kept and free of trash and/or hazardous debris.
    • Install walk-paths to home sites during inclement weather.
